The Housiko rent index tracks average monthly rents and rent per square metre across Hungarian cities and Budapest districts. It combines the rental listings on Housiko with the rental ads posted in Hungarian community groups, so it reflects what landlords are actually asking — including the private rentals that never reach the portals. Updated monthly; use it to compare districts, follow the trend and find areas that fit your budget.
Rents are calculated once a month from the rental listings on Housiko and the rental ads posted in the Hungarian Facebook groups Housiko tracks. Shared rooms, re-posts and implausible prices are removed, prices in euro are converted to forints at the month's rate, and each location needs at least five listings to be shown. We then compute the average and median monthly rent and rent per square metre for every city and district.
Based on rental listings across Hungary, the average asking rent is currently 5491 Ft/m² (updated September 2026).
The Housiko rent index is updated monthly from rental listings on Housiko and in the Hungarian community rental groups it tracks, across cities and Budapest's 23 districts.
