Minden beépített bútor egyedi gyártású, extra magas minőségű, a mobiliák neves enteriőr designmárkákból (BB Italia, Designers Guild kanapé, Ethnicraft étkező garnitúra) lettek összeválogatva, az összesen 7 fürdőszobában a szaniterek is luxus színvonalat képviselnek (Duravit, Laufen, Axor, Geberit).

A medence hőszivattyűs rendszerrel hűthető-fűthető, reflektor/éjszakai világítással építve, a fedése a gyönyörű svájci Bieri márkájú esztétikus, szürke színű különleges ponyva. A mobiliák értéke 40 M Ft-ot képvisel.

An exceptionally special, modern, yet elevated atmosphere, rebuilt with fantastic care, on the northern shore of Lake Balaton, in Balatonudvari-Örvényes, a mansion-style multi-generational family house built in 1940 on a 4160 sqm plot, bordered by two streets, has become available for sale.

The house was built by a Hungarian nobleman in the year 1940 under the influence of his Italian tour, and the original Tuscan atmosphere was strengthened rather than suppressed by the interior designer during the reconstruction, adding those special modern design furnishings and additional elements of Asian origin.

Each room and spatial connection, the extra large size of the windows and doors, the retained nearly 3 m ceiling height exude a special experience of luxury, yet the eclecticism of the interiors encourages those staying in the house to achieve some kind of inner, peaceful state.

The generous size of the garden allowed the current owners to take the inner atmosphere into the open air in the parts close to the house, which is also special. create a garden experience. With the 10x4 m outdoor pool, the modern sauna house, and the terraced breaks, the garden offers an even more exciting view, the sculptural steel and stone planters, and benches attract the eye. The garden designer was specifically asked to plant plants so that there would always be some kind of blooming flower, thus creating the continuous splendor of the ornamental garden.

It is exciting that the back part of the garden was left in its original sprawling form. After rethinking and general reconstruction, 3 independent apartments were created in the massive, 60 cm thick walled property in 2021-2022.

On the lower floor, there is a 240 sqm, double terrace, large living spaces (including 2 40 sqm master bedrooms), while on the upper floor there are two separate, 115 sqm, American kitchen-living room, two-bedroom, comfortable apartments. beautiful, 22 sqm shared terrace with panoramic views of Lake Balaton. The attic space can still be built into, there is the possibility of creating an extra panoramic suite of nearly 150 sqm.

All built-in furniture is custom-made, extra high quality, the furniture has been selected from renowned interior design brands (BB Italia, Designers Guild sofa, Ethnicraft dining set), the sanitary ware in the 7 bathrooms in total also represents a luxurious standard (Duravit, Laufen, Axor, Geberit).

The pool can be cooled and heated with a heat pump system, built with reflector/night lighting, and is covered with a beautiful, aesthetic, gray-colored special tarpaulin from the Swiss Bieri brand. For the complete wellness experience, there is also a Harvia Finnish and infrared sauna, with programmable light therapy, shower and relaxation area. The value of the furniture represents 40 million HUF.

It is important that in addition to the excellent location (Dörgicse, Vászoly, Tihany and Balatonfüred are all within a 10-minute drive), this wonderful house is also 3 minutes on foot from the pier, even for guests arriving by deep-sea sailboat.

I recommend it to all those who love and require silence, nature, spiced with all the extravagance of luxury, and it is also important for them that even 3 or 4 families can relax, unwind and enrich themselves with the experiences of Lake Balaton, independently of each other, but still together.
